CAMPUS DISPOSITION STRATEGIES & MAXIMIZING SALES PROCEEDS

  • With direction and involvement of University, the Fairmount Property Advisors Team will negotiate with Creditors to secure appropriate timeline and terms to allow for a thoughtful disposition of assets that will drive maximum proceeds

  • Fairmount will evaluate all on-campus buildings and assets through the lens of a highest and best use analysis to define strategic development areas or areas of the campus that can be sold or developed separately. In many situations, higher proceeds can be realized by selling parts of the campus to entities that will see more value in specific areas of the campus versus the whole

  • Evaluate Alternative Uses for Campus (boarding school, religious, innovation district, research district)

  • Perform market research to determine the demand and viability of different uses such as single or multifamily housing, retail, office, etc.

  • Assemblage and coordination of all pre-sale due diligence materials reports. Production of high-level development plans to assist with visioning and other alternative uses

  • Community and Government Engagement. Involvement and cooperation from City, County, and State officials will be critical to any campus disposition. Our team will work to secure any and all economic development incentives that will aid in the financial viability of future development

  • Valuation: FPA will either engage an appraiser on behalf of the University or we can perform a broker opinion of value. We will look at separate values for the entire campus and values for separate parts of the campus and advise the University on pricing strategy

  • Develop comprehensive strategic buyers list which will include other colleges, developers, users, recreation, government, etc.
