Each member of the Fairmount Properties team is a specialist in his or her respective field and is deeply committed to and focused on serving the needs of our retail partners, community and municipal partners. Fairmount Properties recognizes that doing so will help us earn the continued trust and respect that has been our cornerstone since inception.

Fairmount Properties' managing principals, Randy Ruttenberg and Adam Fishman, have a combined 40 years experience in the identification, entitlement, leasing, financing and construction of real estate development projects throughout the eastern United States. Together, they have been directly responsible for the development and leasing of over 11 million sq. ft. of retail and commercial projects and the creation of over 100 upscale, for-sale town homes, lofts and brownstones.

Randy Ruttenberg, Principal
  Randy Ruttenberg has 21 years of experience in commercial and residential real estate throughout the country. Randy's deep-rooted relationships with national retail chains can be attributed to his longstanding tenure at Developer's Diversified Realty, one of the country's largest and most successful real estate investment trust. He spent 11 years prior to founding Fairmount Properties LLC as Director of Leasing and Development at Diversified. Mr. Ruttenberg was responsible for the company's new development initiatives including site selection, acquisition, tenant construction, leasing and national anchor tenant relationships. During Mr. Ruttenberg's tenure, Developers Diversified grew from a privately held regional shopping center owner with 87 centers in 22 states to the country's most prolific, publicly traded owner of retail centers, with 219 developments comprising 22 million square feet in 49 states. Mr. Ruttenberg oversees all of Fairmount Properties' leasing, marketing, acquisition and new project initiatives.
Adam Fishman, Principal
Adam Fishman has more than 21 years experience in the commercial real estate industry. Prior to joining Fairmount Properties LLC, Mr. Fishman served as market leader for Trammell Crow Company's Cleveland and Columbus operations. He then operated as President and Managing Partner of Cleveland Real Estate Partners, an international corporate real estate consulting and advisory firm. In 1999, Mr. Fishman negotiated the sale of Cleveland Real Estate Partners to Deloitte & Touche, a leading professional services firm. Mr. Fishman then joined Deloitte & Touche as a partner in the Management Solutions and Services Group, providing national real estate consultative services. Mr. Fishman joined Fairmount as co-principal just prior to the firm's first anniversary and oversees all of the firm's financial, operational, construction, entitlement and planning activities.
Liz Reitz, Senior Vice President
  Liz Reitz has spent the last 20 years in operations and management for premier industries in real estate and consulting. Before joining Fairmount Properties, Ms. Reitz was with Deloitte & Touche in Cleveland, Ohio, where she was a Certified Account Executive coordinating the firm's Great Plain's alliance for sales and marketing efforts in both the U.S. and Canada. She also provided fiscal and operational administration for the Great Lakes Region's Center of Excellence. As Fairmount Properties' Senior Vice President, Liz has the oversight role for all administrative and operational functions, including internal finance, human resources, technology, compliance, property management, investor relations, as well as providing strategic input to the partners on the future growth, planning and profitability of the Fairmount Properties' enterprise. Liz holds a BS in Health Administration from Eastern Michigan University
Scott Smith, Vice President of Leasing
  As the Vice President of Leasing, Scott oversees the day to day activities of the Fairmount leasing team, while providing strategic direction and oversight for the company's growing portfolio of leasing assignments. Scott has spent nearly 20 years in the commercial real estate industry. Prior to joining Fairmount Properties, Scott served at Reisenfeld & Company. Scott was a partner at Reisenfeld and was heavily involved in every aspect of leasing activity.
Jim Schiely, Director of Development
  Jim Schiely oversees the project coordination from the due diligence and entitlement/permitting phases through the construction and building turnover phase. Mr. Schiely is responsible for the selection and coordination of the project's architect, civil engineer, general contractor and other third-party consultants so that the project can meet all objectives set forth by Fairmount University Realty Trust and governmental regulatory agencies. Jim interacts with the local, county and regional government staffs and administrations and serves as the liaison between our project team and those government entities relative to any joint initiatives including infrastructure or other associated improvements. Jim has over 24 years of experience in all aspects of site planning, site development and construction. Jim's project experience includes regional shopping malls, lifestyle centers, retail pharmacy programs, large scale residential planned communities and office buildings from Florida to California. Jim is a registered landscape architect and a graduate of The Ohio State University College of Engineering. With this background, he brings a unique approach to real estate development for Fairmount Properties.
Eric J. Verh, Director of Development
  Eric has more than 16 years experience in the commercial real estate industry. While at Fairmount Properties Eric is responsible for project coordination on the various aspects of the Flats East Bank project including due diligence, private financing and third party relations. Eric was Vice President of Development for twelve years with Chelm Properties where he led the project teams in the development and construction of multiple, award-winning industrial and business park developments He was also responsible for the planning, approval, construction, and tenant coordination activities associated various projects throughout Northeast Ohio and Greater Dallas/Fort Worth, Texas area. Prior to that, Eric was a Project and Property Manager for several years with Devcom, Incorporated where he was responsible for overall coordination of project teams leading to the successful completion of an award-winning, 18-story downtown Cleveland multi-family development and was responsible for the planning, approval, construction, and tenant coordination activities associated with building renovation, maintenance and tenant build-out projects in Michigan, Delaware, and North Carolina. He also managed the operations of regional, community, and neighborhood retail centers in Michigan, Delaware, and North Carolina. Eric is a graduate of Cleveland State University, James J. Nance College of Business Administration and has his Bachelors of Business Administration and is a Certified Commercial Investment Member (CCIM) candidate.
Harry Lee, Project Manager & Chief Financial Analyst
  As Project Manager, Harry is responsible for the various development tasks associated with executing our development projects. As our Financial Analyst, Harry is also responsible for creating and maintaining current project proformas, analyzing the financial viability and economic impact of our projects, and assisting with project financing. Harry has over 10 years of public and private sector real estate development experience including 4 years as the Manager of the Housing Development Office for the City of Cleveland and 3 years as the Development Director for a private real estate development company. Harry is well versed in various forms of private and public sector financing and has experience in all aspects of real estate development. Harry is a graduate of The Ohio State University.
Colin Knott, Leasing Associate
  Colin has worked for the past six years in the Real Estate Industry. Before joining Fairmount Properties, Colin was an Account Executive at Midwest Real Estate Partners where he was responsible for developing new relationships with clients and owners as well as overseeing all leasing activities for the Company's Owner Rep Groups. Colin is a graduate of Cleveland State University where he received a Master's degree in Urban Planning, Design & Development.
Adam Branscomb, Development Associate
  As Development Associate, Adam is responsible for helping to manage the pre-development and due diligence process for new projects and also exploring the marketplace for mixed-use development opportunities which fit the project and acquisition criteria of Fairmount Properties. His responsibilities also include the development of relationships with key partners in both real estate and higher education in order to maintain an ongoing pipeline of potential project opportunities. Adam recently graduated from the MBA program at Kent State University.
Terri Pezzente, Project Coordinator
  Terri has fifteen years of professional experience in the real estate and business sectors. At Fairmount Properties, Terri assists the executive team in all aspects of coordinating daily operations and project details.  She works closely with the project team in preparing project and program reports, prepares marketing materials, conference schedules and coordinates meeting and events.
Jennifer Kirallah, Leasing Associate
  Jennifer Kirallah is a recent graduate of John Carroll University in Cleveland, OH. Jennifer spent four years planning and running major events including: concerts, comedians, and charity events. Her responsibilities as a Fairmount team member include the development of new relationships with clients and owners, as well as overseeing and assisting with leasing activity. Additionally, she is a member of the Cleveland+ young professional's organization.
Kelley Stetter, Assistant Controller
  As the assistant controller, Kelley provides accounting and compliance services for operating and development deal transactions. Kelley holds a BS/BA from Bowling Green State University. Kelley was an Auditor and then Senior Consultant with a focus on the real estate market with Deloitte & Touche in Cleveland, Ohio. She has also served in management and sales capacity in the non-profit and pharmaceutical industries.
Natalie Mentessi, Assistant Controller
  As an assistant controller, Natalie provides accounting and compliance services for our development and existing deal transactions. Natalie holds a BS in Business Administration from The Ohio State University. Natalie has seven years of corporate accounting experience with a Fortune 500 company prior to joining the Fairmount Properties' team.
Regan J. Gettens, Project Manager
  Regan Gettens has spent the last five years with Fairmount Properties overseeing the leasing for many of the company's projects including First & Main in Hudson, Ohio. Regan continues to foster Tenant relationships with national, regional and select local boutique retailers. Regan is a recent graduate from Elon University in Elon, North Carolina where he received his B.S. in Business. Additionally, Regan chairs the ICSC Next Generation program in North East Ohio.
Roy Penrod, Facility Manager
  Roy Penrod has more than 23 years of construction experience with three fortune 500 companies. Roy has acted as Construction Manager for over $200 million worth of domestic and international manufacturing sites. Roy's formal training is in construction and mechanical engineering and his duties at Fairmount Properties include Facilities Engineering Manager and Maintenance Manager for five domestic and three international plants.
Gretchen Filon, Marketing/Property Management
  Gretchen Filon began her career in Marketing and Special Events in 1994 at the Special Events Department of The Plain Dealer. Gretchen aided in the planning of Cleveland's Premier Events such as The Grand Opening of The Rock-N-Roll Hall of Fame and served as senior coordinator for many events. Gretchen eventually took a position with Forest City Enterprises, where she was responsible for community and personal relations. Gretchen currently cultivates great relationships with the tenants at First & Main and works on the marketing and special events for the center. In addition, she is also involved in the day to day operation of the Property Management Office at First & Main.
Don Frantz, Director of Construction and Planning - Commercial Development
  Don Frantz interacts with municipal staff and serves as the liaison between the project team and public entities relative to entitlements as well as any joint initiatives including infrastructure and other associated improvements. Don has over 30 years of experience in all aspects of construction and has had oversight and fiscal responsibility for the ground-up construction of over 20 million square feet of retail, office and residential space throughout the country. Don, an architect by training, brings tremendous insightand experience to Fairmount Properties.
