Each member of the Fairmount Properties team is a specialist in his or her respective field and is deeply committed to and focused on serving the needs of our retail partners, community and municipal partners. Fairmount Properties recognizes that doing so will help us earn the continued trust and respect that has been our cornerstone since inception.

Fairmount Properties' managing principals, Randy Ruttenberg and Adam Fishman, have a combined 42 years experience in the identification, entitlement, leasing, financing and construction of real estate development projects throughout the eastern United States. Together, they have been directly responsible for the development and leasing of over 11 million sq. ft. of retail and commercial projects and the creation of over 100 upscale, for-sale town homes, lofts and brownstones.

Randy Ruttenberg, Principal
  Randy Ruttenberg has 21 years of experience in commercial and residential real estate throughout the country. Randy's deep-rooted relationships with national retail chains can be attributed to his longstanding tenure at Developer's Diversified Realty, one of the country's largest and most successful real estate investment trust. He spent 11 years prior to founding Fairmount Properties LLC as Director of Leasing and Development at Developer's Diversified. Mr. Ruttenberg was responsible for the company's new development initiatives including site selection, acquisition, tenant construction, leasing and national anchor tenant relationships. During Mr. Ruttenberg's tenure, Developers Diversified grew from a privately held regional shopping center owner with 87 centers in 22 states to the country's most prolific, publicly traded owner of retail centers, with 219 developments comprising 22 million square feet in 49 states. Mr. Ruttenberg oversees all of Fairmount Properties' leasing, marketing, acquisition and new project initiatives.
Adam Fishman, Principal
Adam Fishman has more than 21 years experience in the commercial real estate industry. Prior to joining Fairmount Properties LLC, Mr. Fishman served as market leader for Trammell Crow Company's Cleveland and Columbus operations. He then operated as President and Managing Partner of Cleveland Real Estate Partners, an international corporate real estate consulting and advisory firm. In 1999, Mr. Fishman negotiated the sale of Cleveland Real Estate Partners to Deloitte & Touche, a leading professional services firm. Mr. Fishman then joined Deloitte & Touche as a partner in the Management Solutions and Services Group, providing national real estate consultative services. Mr. Fishman joined Fairmount as co-principal just prior to the firm's first anniversary and oversees all of the firm's financial, operational, construction, entitlement and planning activities.
Liz Reitz, Senior Vice President
  Liz Reitz has spent the last 20 years in operations and management for premier industries in real estate and consulting. Before joining Fairmount Properties, Ms. Reitz was with Deloitte & Touche in Cleveland, Ohio, where she was a Certified Account Executive coordinating the firm's Great Plain's alliance for sales and marketing efforts in both the U.S. and Canada. She also provided fiscal and operational administration for the Great Lakes Region's Center of Excellence. As Fairmount Properties' Senior Vice President, Liz has the oversight role for all administrative and operational functions, including internal finance, human resources, technology, compliance, property management, investor relations, as well as providing strategic input to the partners on the future growth, planning and profitability of the Fairmount Properties' enterprise. Liz holds a BS in Health Administration from Eastern Michigan University.
Ryan Sommers, Vice President, Finance
  Ryan Sommers, Development Finance Manager for the Flats East Bank Project. Ryan is a key member for both the internal and outside Flats East Development Project teams. He provides proforma oversight, budgeting, forecasting, lender relations and requisitioning of construction funds, loan compliance as well as future project planning and investment analysis.

Ryan previously held the position of Controller then CFO of Gray Fox Capital and was a was a tax associate at Price Waterhouse Coopers.

Ryan holds a B.S. of Accounting from Case Western Reserve University and a Masters of Accounting from the Weatherhead School of Management, Case Western Reserve University.

Joseph Mannino, Vice President, Leasing
  Joseph Mannino has been in the retail real estate arena for more than 25 years. He was a founding partner in a national retail brokerage company and has worked for large real estate firms including Trammel Crow specializing in retail tenant representation and site procurement as well as store disposition to retail tenants nationwide. As Vice President of Leasing at Fairmount Properties, Joe oversees the day to day leasing activity for the firm's projects both under development and in the pipeline.
Adam Branscomb, Project Manager
  As Project Manager, Adam is responsible for managing the pre-development process for Fairmount Properties' college and university related projects. His responsibilities include planning, organizing, securing and managing resources to bring about the successful completion of Fairmount Properties' project goals and objectives. He also is responsible for engineering the due diligence process for new project opportunities that fit the project and acquisition criteria of Fairmount Properties. Adam graduated from the MBA program at Kent State University in 2007.
Terri Pezzente, Project Coordinator
  Terri has fifteen years of professional experience in the real estate and business sectors. At Fairmount Properties, Terri assists the executive team in all aspects of coordinating daily operations and project details.  She works closely with the project team in preparing project and program reports, prepares marketing materials, conference schedules and coordinates meeting and events.
Kelley Stetter, Assistant Controller
  As the assistant controller, Kelley provides accounting and compliance services for operating and development deal transactions. Kelley holds a BS/BA from Bowling Green State University. Kelley was an Auditor and then Senior Consultant with a focus on the real estate market with Deloitte & Touche in Cleveland, Ohio. She has also served in management and sales capacity in the non-profit and pharmaceutical industries.
Regan J. Gettens, Vice President, Property Management
  Regan has spent the last nine years with Fairmount Properties overseeing the management and leasing for many of the company's projects including First & Main in Hudson, Ohio and in Blacksburg, Virginia; University Circle College Town and Brunswick Town Center. Regan's current roles include project and property management where he continues to foster Tenant relationships with national, regional and select local boutique retailers as well as oversee new development and current project operations. Regan is a graduate from Elon University in Elon, North Carolina where he received his B.S. in Business. Additionally, Regan has co-chaired the ICSC Next Generation program in Northeast Ohio.
Roy Penrod, Facility Manager
  Roy Penrod has more than 25 years of construction experience with three fortune 500 companies. Roy has acted as Construction Manager for over $200 million worth of domestic and international manufacturing sites. Roy's formal training is in construction and mechanical engineering and his duties at Fairmount Properties include Facilities Engineering Manager and Maintenance Manager.
Gretchen Filon, Marketing/Property Management
  Gretchen Filon began her career in Marketing and Special Events in 1994 at the Special Events Department of The Plain Dealer. Gretchen aided in the planning of Cleveland's Premier Events such as The Grand Opening of The Rock-N-Roll Hall of Fame and served as senior coordinator for many events. Gretchen eventually took a position with Forest City Enterprises, where she was responsible for community and personal relations. Gretchen currently cultivates great relationships with the tenants at First & Main and works on the marketing and special events for the center. In addition, she is also involved in the day to day operation of the Property Management Office at First & Main.
