We are proud of the talented team of real estate professionals who together help fuel the growth of our company on a daily basis. Each member of the Fairmount Properties team is a specialist in his or her respective field and is deeply committed to and focused on serving the needs of our retail partners, community and municipal partners. Fairmount Properties recognizes that doing so will help us earn the continued trust and respect that has been our cornerstone since inception.

Fairmount Properties’ managing principals, Randy Ruttenberg and Adam Fishman, have nearly 60 years experience in the identification, entitlement, leasing, financing and construction of real estate development projects throughout the eastern United States. Together, they have been directly responsible for the development and leasing of over 11 million sq. ft. of retail and commercial projects and the creation of over 100 upscale, for-sale town homes, lofts and brownstones.

Principals

Adam Fishman
  • Principal

    Adam Fishman has more than 27 years experience in the commercial real estate industry. Prior to joining Fairmount Properties LLC, Mr. Fishman served as market leader for Trammell Crow Company’s Cleveland and Columbus operations. He then operated as President and Managing Partner of Cleveland Real Estate Partners, an international corporate real estate consulting and advisory firm. In 1999, Mr. Fishman negotiated the sale of Cleveland Real Estate Partners to Deloitte & Touche, a leading professional services firm. Mr. Fishman then joined Deloitte & Touche as a partner in the Management Solutions and Services Group, providing national real estate consultative services. Mr. Fishman joined Fairmount as co-principal just prior to the firm’s first anniversary and oversees all of the firm’s financial, operational, construction, entitlement and planning activities.

Randy Ruttenberg
  • Principal

    Randy has 28 years of experience in commercial and residential real estate throughout the country.He spent 11 years prior to founding Fairmount Properties LLC as Director of Leasing and Development at Developer’s Diversified, one of the country’s largest and most successful real estate investment trust.. Mr. Ruttenberg was responsible for the company’s new development initiatives including site selection, acquisition, tenant construction, leasing and national anchor tenant relationships. During Mr. Ruttenberg’s tenure, Developers Diversified grew from a privately held regional shopping center owner with 87 centers in 22 states to the country’s most prolific, publicly traded owner of retail centers, with 219 developments comprising 22 million square feet in 49 states. Mr. Ruttenberg oversees all of Fairmount Properties’ new project initiatives, acquisitions, leasing, and marketing.

 

Finance

Chris Salata
  • Chief Investment Officer and General Counsel

    Chris is responsible for recommending and implementing Fairmount Properties’ investment strategy for the acquisition of real estate in college and university markets.  He is also responsible for the day-to-day operations of the Company’s investment fund and plays a key role in initiating relationships with new capital partners. Chris manages all of the legal aspects of the Company, including real estate, acquisitions, dispositions, commercial financing transactions, insurance and risk management and general corporate matters.

    Prior to joining Fairmount Properties, Chris served as Vice President of Development Partnerships and Assistant General Counsel at DDR Corp., a publicly traded retail real estate investment trust.  In his role Chris was responsible for sourcing, qualifying and establishing joint venture partnerships with some of the country’s most admired private developers on large scale retail multi-tenant projects.  Previously he practiced law at the firm of McDonald Hopkins LLC in Cleveland.

    Chris earned his bachelor’s degree from The University of Notre Dame and is a graduate of Case Western Reserve University School of Law.  He is a member of the International Council of Shopping Centers (ICSC) and the Ohio and Cleveland Metropolitan Bar Associations.  Chris also serves on the Board of Directors of Big Brothers Big Sisters of Greater Cleveland and coaches basketball at St. Ignatius High School and Gesu School.

Jeff DeChellis
  • Director of Finance & Acquisitions

    Jeff has over 10 years of real estate and finance experience in retail, multi-family and student housing. He is responsible for the financial structuring of Fairmount Properties’ development and acquisition opportunities along with playing a key role in the Company’s investment fund.

    Prior to joining Fairmount Properties, Jeff served as Senior Associate of Acquisitions at DDR Corp, a publicly traded real estate investment trust. In this role, Jeff was responsible for underwriting, negotiating and closing the acquisition and disposition of many of the most high profile retail projects in the country.

    Jeff earned his bachelor’s degree from John Carroll University and his master’s degree (MBA) from Cleveland State University. He is a member of the International Council of Shopping Centers (ICSC), Urban Land Institute (ULI), and the National Association of Realtors (NAR).

Kelley Stetter
  • Controller

    As controller, Kelley provides accounting and compliance services for operating and development deal transactions.She works closely with the development and leasing teams to prepare and submit monthly construction draws with multiple lending sources. She is also responsible for general operations of Fairmount Properties including Human Resources and Information Technology. Previously, Kelley was an Auditor and then Senior Consultant with a focus on the real estate market with Deloitte in Cleveland, Ohio.

Natalie Denker
  • Assistant Controller/Property Management Accountant

    Natalie provides property management accounting for the Fairmount Properties’ developments. In addition to monthly accounting operations, she creates annual CAM reconciliations for all tenants and is responsible for creating each projects financial statement. Prior to joining our team, Natalie was an Accounting Supervisor with the OfficeMax corporate headquarters.

Terri Pezzente
  • Office Assistant

    Terri has fifteen years of professional experience in the real estate and business sectors. At Fairmount Properties, Terri assists the executive team in all aspects of coordinating daily operations and project details. She works closely with the project team in preparing project and program reports, prepares marketing materials, conference schedules and coordinates meeting and events.

 

Leasing

Heather Kovello
  • Senior Director of Leasing

    Heather has over 10 years of real estate experience in retail leasing.  She has joined Fairmount Properties as a Senior Director of Leasing working on pre-leasing and marketing of our new and existing developments. Prior to joining Fairmount Properties, Heather worked her way up from Regional Leasing Manager to Senior Director of Leasing at Zaremba Group. In this role, Heather successfully leased several ground up developments as well as leasing and maintaining existing shopping centers. Heather earned her bachelor’s degree, in Accounting, from The Florida State University.  She is a member of the International Council of Shopping Centers (ICSC) and is a licensed real estate agent in Ohio.

Fabi Miller
  • Regional Director of Leasing

    Fabi started her Real Estate carrier in 2007 specializing in retail leasing and tenant and landlord representation. In January 2012 Fabi joined Fairmount Properties as a Regional Director of Leasing working on pre-leasing and marketing of our new and existing developments. Fabi’s persistence, enthusiasm and approachable nature combined with her organizational skills, knowledge of the markets and extensive relationships within the real estate industry have been keys to her constant success. Fabi is a native of Brazil and has been in US for 17 years. She studied English at Case Western Reserve University and is fluent in Portuguese, Spanish and some Italian. She is a member of the International Council of Shopping Centers, 2008 & 2010 CoStar Power Broker, 2009 & 2010 ISCS Planning Committee Member for OH/WV.

Joseph Mannino
  • Vice President, Leasing

    Joseph Mannino has been in the retail real estate arena for more than 25 years. He was a founding partner in a national retail brokerage company and has worked for large real estate firms including Trammel Crow specializing in retail tenant representation and site procurement as well as store disposition to retail tenants nationwide. As Vice President of Leasing at Fairmount Properties, Joe oversees the day to day leasing activity for the firm’s projects both under development and in the pipeline.

 

 

Development

Adam Branscomb
  • Project Manager

    As Project Manager, Adam is responsible for managing the pre-development process for Fairmount Properties’ college and university related projects. His responsibilities include planning, organizing, securing and managing resources to bring about the successful completion of Fairmount Properties’ project goals and objectives. He also is responsible for engineering the due diligence process for new project opportunities that fit the project and acquisition criteria of Fairmount Properties. Adam graduated from the MBA program at Kent State University in 2007.

Chuck Bryant
  • Project Manager, Legacy Living

    Chuck has thirty years of Healthcare Development expertise. He is a LEED AP and a Board Certified Healthcare Executive, with senior housing experience including Independent Living, Assisted Living and Skilled Nursing Projects in the Midwest.

    He has lead public-private development initiatives, and joint venture developments in both the not-for- profit and for profit environments. Chuck has extensive experience in the areas of Healthcare Facilities Design, and Construction as well as Facilities and Real Estate Management and has facilitated over $600,000,000 in Healthcare Development.

    Chuck has managed over 6,000,000 square feet of facilities, including senior housing, student housing, office buildings, and hospitals.

Norman Elbin
  • Director of Development Services

    Norm brings over 23 years of commercial and residential development experience to his position. Prior to joining Fairmount Properties, he served as Sr. Vice President of Development for the DeBartolo Property Group, managing the development of new shopping center projects. Before joining DeBartolo, he was a valuable 17-year employee of DDR, working his way through the organization from site designer and Tenant Coordinator to Senior Project Manager, coordinating the development of more than a dozen discount-anchored shopping centers including three enclosed malls. Norm is a proven performer proficient in all aspects of the development process, from due diligence, entitlements, permitting, and budgeting, through managing consultants and designers, construction and turnover to end users.

Brice Hamill
  • Director of Design/Development Manager

    Brice has ten years of Domestic and International Mixed-Use design and urban planning experience throughout the United States, China, North Africa, and the Middle East. Originally from the Midwest, Brice has spent the better part of his career working for Callison Architecture in Seattle Washington and abroad in the United Arab Emirates. He was a key contributor to projects such as Ak Plaza Pyong Taek in Korea, Shams Marina in Abu Dhabi, Khams Shamat in Syria and Scottsdale Fashion Square in Arizona. Brice holds a Masters Degree in Architecture and acts as Design Director and Development Manager for Fairmount Properties.

 

Operations

Regan J. Gettens
  • Vice President, Property Management

    Regan celebrated a decade of professional service at Fairmount Properties in 2012. He is accountable for overseeing development operations and management of active developments to ensure the healthy growth of each development by directing innovative programming, regular events and effective marketing campaigns. His responsibilities also include fostering partner, lender and Tenant relationships at local, regional and national levels.

Roy Penrod
  • Facility Manager

    Roy Penrod has more than 25 years of construction experience with three fortune 500 companies. Roy has acted as Construction Manager for over $200 million worth of domestic and international manufacturing sites. Roy’s formal training is in construction and mechanical engineering and his duties at Fairmount Properties include Facilities Engineering Manager and Maintenance Manager.
